Income
Select-service, extended-stay and full-service hotels, primarily branded, that are open and operating. The fund looks for recently built or renovated properties with an established operating history and durable local demand.
Value comes from operations: new third-party management, brand and franchise decisions, and targeted renovation. Returns are expected from cash flow, appreciation, refinancing and sale over an anticipated three- to seven-year hold.
Growth
Hotels in markets with strong housing fundamentals, converted into apartments, typically for workforce renters. Existing room layouts and central building systems can give a conversion a cost or timing advantage over new construction.
Zoning and feasibility are underwritten before acquisition. The fund then designs, permits and renovates the property, leases it up, and refinances or sells it based on its income as apartments.
Flexibility
Market conditions can change significantly over the life of an investment. A flexible operating approach lets the fund adapt when appropriate, such as converting a hotel that no longer makes economic sense into apartments, or repositioning apartments as an extended-stay hotel when conditions support a better outcome. Each investment is underwritten to its primary business plan; this optionality simply lets the fund respond as conditions change.
