Cash flow

The fund buys hotels that are already open and producing income, and seeks to improve them through better management, renovation or repositioning.

Value creation

Selected hotels are converted into apartments where the purchase price and building layout offer a cost or timing advantage over new construction.

The fund can adapt a business plan as market conditions change, weighing available opportunities, financing terms and relative risk and return.

Our strategies

Income

Stabilized hotels

Select-service, extended-stay and full-service hotels, primarily branded, that are open and operating. The fund looks for recently built or renovated properties with an established operating history and durable local demand.

Value comes from operations: new third-party management, brand and franchise decisions, and targeted renovation. Returns are expected from cash flow, appreciation, refinancing and sale over an anticipated three- to seven-year hold.

Growth

Hotel-to-apartment conversions

Hotels in markets with strong housing fundamentals, converted into apartments, typically for workforce renters. Existing room layouts and central building systems can give a conversion a cost or timing advantage over new construction.

Zoning and feasibility are underwritten before acquisition. The fund then designs, permits and renovates the property, leases it up, and refinances or sells it based on its income as apartments.

Flexibility

Strategic optionality

Market conditions can change significantly over the life of an investment. A flexible operating approach lets the fund adapt when appropriate, such as converting a hotel that no longer makes economic sense into apartments, or repositioning apartments as an extended-stay hotel when conditions support a better outcome. Each investment is underwritten to its primary business plan; this optionality simply lets the fund respond as conditions change.

Before founding HotelSHIFT, he was Chair of the Management Department and Associate Professor of Economics at Ferris State University, bringing an economist’s approach to capital allocation, market selection and investment strategy. Jai has been involved in hotel ownership and operations since childhood and has concentrated on hotel construction since 2009. Through Voyage Group he has participated in the acquisition and renovation of value-add assets with an aggregate acquisition value of more than $200 million, and in the construction of more than 110 hotels for third-party clients and affiliates. He holds a B.S. in International Business from George Mason University.

As CEO of the Reservoir Group since 2009, he has built a multistate portfolio of more than 100 rental units and originated and managed $15 million in private loans, construction lending and municipal liens.
